ABOUT THE PROJECT

Project Value: $15 Million

Project Role: Project Lead / Senior Project Manager

  • Led a field team of over 200 people to build out a 5 story, 50,000 sq. ft., $15 million project.
  • Managed a 15 person design and expediting team, managing the filing process and obtaining TCO in a landmark building.
  • I was brought into the job 3 months into a 12 month project duration as it was behind schedule with a lot of friction between team members and no solid game plan in place with filing for the project or in terms of schedule and design. 
  • My first order of business was to immediately set out the newly required project timeline with imbedded deadlines for all branches of the team. I achieved buy in from all team members and drove each facet of the project from inception to completion.
  • This also involved replacing the existing expediting team with a new team and game plan to get the project back on track.
  • Through decisive planning, organization, drive and positive reinforcement within the team, the project was turned around, positive relationships were forged and the project was completed and opened prior to Christmas 2018.
  • Project Features:
    • TCO – 20 separate vendors and contractors through an extensive sign off process.
    • Landmarks – All work done to throughout the building had to be managed through rigorous inspection and approval process.
    • Con Ed Tie In – New Gas Connection had to be dug in from the street, connected to brand new commercial kitchen and ansul system, along with full sign off process for each in conjunction with TCO.
    • PA – Multiple Public Assembly locations given the nature of the project, each with sign off requirements tied into overall TCO. 
    • Structural – Due to the age of the building (over 100 years), existing structural beams and columns throughout were thoroughly inspected and several areas needed to be reinforced. This process was managed with a structural engineering company and landmarks using detailed MOPs to ensure all work was carried out in a safe and efficient manner.
    • Theaters and Projection Booths – Rebuilt existing and added multiple new theaters (capacity up to 200 people per theater) and booths upgrading sound insulated design and aesthetics to meet modern standards.
